Let’s talk about today’s millennial buyers — also known as the HGTV generation. They’ve grown up watching perfectly renovated homes unveiled in 60 minutes (minus the dust, delays, and blown budgets). As a result, most aren’t dreaming of fixer-uppers. They want move-in ready, preferably with white kitchens, updated baths, and nothing that requires a hard hat or a second mortgage.

Between higher home prices, sky-high building material costs, and labor that’s both expensive and hard to find, the “we’ll just renovate over time” plan has lost its charm. What used to be a $50,000 kitchen update can now creep toward six figures before you’ve even picked the backsplash. For many buyers, that math simply doesn’t compute.

So, what does this mean for sellers?

It means the days of slapping on a fresh coat of paint and calling it “charming potential” are over. Buyers are voting with their feet — and their offers. Homes that are updated where it matters sell faster and for more money. Homes that need everything sit. And price reductions are nobody’s love language.

Here’s the catch: Not all improvements are created equal.

You do not need to renovate your entire house to attract millennial buyers. Some updates bring strong ROI. Others are expensive distractions that make contractors richer but don’t move your sale price much at all. Knowing the difference is where experience matters — and where I come in.
